JSW Township
Salboni, West Bengal, India
INI was asked to present design proposals for the 500 acre JSWBSL
Township at Salboni in West Bengal. This township will be a part of the
development that includes the 10 million ton integrated plant initiated
by JSWBSL. Once completed, this mixed-use township will comprise of
5500+ residential units for the employees of JSWBSL and includes
various residential types like hostels, 1, 2 and 3 BHK Apartments, and
Villas for the different levels of employees. Other amenities and
commercial areas for this township include a temple, cultural center,
community club and center, club house, schools, retail outlets, guest
houses and green spaces.
The JSW Township Masterplan focused on community based urban
multicultural live, work, play and learn environment that provides for
improved design providing a good lifestyle in a sustainable manner.
The Master Plan strikes a fine balance of community based urban
spaces at every scale- from the neighborhood to the town center.

Close knit neighborhoods with community space
Green public space surrounded by a walkable cluster-based design approach provides for efficient, pedestrian-friendly, and mix used community.
Ingraining Sustainability at the Core
Master Plan also offered a network of civic and public amenities planned to create a sense of identity and ownership and sense of pride. Introducing multi-purpose spaces and introducing the idea of third places; (a place for the community to entertain centered around the civic buildings) makes for an alleviated experience of public spaces. The planning sets the bar for a new era of townships with an unmatched living quality for 1,2, and 3BHK homes. Sustainable strategies like bioswales, native plantations, retention ponds and rainwater harvesting, rain gardens, and integration of wetlands all improve the groundwater level and inculcate environmental responsive community culture as a way of life for its residents.
